Our Home Manager Program is a dynamic, innovative marketing strategy for selling vacant homes. It provides a number of benefits to Owners, Agents and Home Managers.
Why Do It?
Nothing shows worse than vacant property. They scream desperate seller, they languish on the market longer, and when they do sell it's for less than a comparable furnished property. Also, and very importantly the program is designed to protect and maintain your property during the sales process. The Home Manager Program typically keeps your homeowners insurance policy in place.
How Does This Work?
SHbyD Inc® contracts with the homeowner of a vacant property for sale to create a furnished model home atmosphere. This is accomplished by placing a carefully selected individual(s) or Home Manager(s), to live in and furnish the house.
The Home Manager is chosen based on his or her unique ability to furnish, decorate, and take care of the home. While occupying the property it is the, Home Manager’s responsibility to pay the utilities, perform lawn maintenance and contract for pool service. The Home Manager keeps the home ready to show from 11:00 a.m. to 8:00 p.m. seven days a week.
The home remains in the MLS, with a lockbox in place, and can be shown on a moments notice by any qualified real estate agent. Once the house is sold, the Home Manager vacates the property according to the needs of the new owners and then gets ready for their next assignment.
